If your home does not sell within the 180 day listing period, your coverage ends and you pay NOTHING -- no cost for the plan, no charge for repairs made. Your only out-of-pocket expense will be the deductibles for any approved claims.

The ERA Offer Amount

If a house qualifies for the plan, there will be two independent appraisals done by appraisers selected by the Seller from a list provided by ERA. As long as the appraisals vary by less than 5%, the ERA offer will be 90% of the average of the appraisals. If the second appraisal varies 5% or more from the first appraisal, ERA may order an appraisal at ERA's expense and base its offer on the average of the two closest appraisals. The ERA offer will not exceed $270,000. ERA, in its sole discretion, will have authority to reject homes.
